Terms of use
These terms apply when you use this site to request a roof estimate from Kuntry Steel and Gutters, LLC. Effective September 1, 2026.
An estimate is not a contract
Everything this site produces is a preliminary estimate. It is not a bid, not an offer, and not a contract, and it does not commit either of us to anything. We measure your roof from aerial imagery and price it from our current catalog. That is enough to give you a realistic number to plan around. It is not enough to commit to a price.
Before any work is agreed, we come and look at the roof. Final scope and final pricing come from that visit and a written agreement signed by both of us. Where the two disagree, the signed agreement governs.
What the estimate does not include
The estimate is built from what can be seen from above, so some things cannot be priced until we are on site. These commonly include:
- Damaged or rotten decking, framing, or anything else hidden under the existing roof.
- Additional layers of existing roofing beyond the one assumed.
- Permits, inspections, and any requirement particular to your property.
- Difficult access, steep pitches, or anything requiring lifts or specialised equipment.
- Structural work, and anything not listed on the estimate itself.
Each estimate lists its own exclusions. Those are the ones that govern.
Accuracy of the measurement
The roof outline is derived from public aerial imagery and automated analysis, and you confirm it before we price it. Imagery may be out of date, and automated analysis can be wrong. We rely on you to tell us if the building we found is not your building, or if the outline is not your roof. If the measurement is wrong, the price built on it will be wrong too, and we will correct both at the site visit.
Prices change
Material and labor prices move. An estimate reflects our catalog at the moment it was produced, and the figure is not held open indefinitely. If prices change materially before work is agreed, we will issue a revised estimate rather than quietly change the number — each revision is numbered so you can see exactly what changed and when.
Using this site
By using the site, you agree that:
- The information you give us is accurate, and the property is one you own or are authorised to obtain estimates for.
- You will not use the site to request estimates for properties or people with no connection to you.
- You will not attempt to disrupt the service, gain access to parts of it that are not yours, or extract data from it by automated means.
We may decline to provide an estimate, and may suspend access, if the site is being used in a way that harms other people or us.
Verification codes
We confirm your email address and mobile number with one-time codes to make sure a request is genuine and to avoid sending estimates to people who did not ask for one. Standard message and data rates may apply to texts. We do not send marketing texts.
Our estimates are proprietary
The site, its content, and the estimates we produce belong to Kuntry Steel and Gutters, LLC. Preparing an estimate is not free for us: it takes our measurement process, our analysis, and our own catalog pricing, and we provide it to you at our cost so that you can make a decision about work on your property.
By requesting an estimate you agree that you will not give it — or the measurements, scope, quantities, or pricing it contains — to another roofing, guttering, or home-improvement contractor, or to anyone acting on their behalf, and will not use it to obtain or negotiate a competing bid.
To be clear about what this does not stop you doing, you may always:
- discuss the estimate with your household, your insurer, your mortgage lender, or your own professional advisers;
- disclose it where the law, an insurer, or a court requires you to; and
- ask any other contractor for their own estimate, prepared on their own measurements.
The restriction is on passing on our work, not on your right to shop for a roof. If you would like a copy of the estimate for one of the purposes above, just ask.
Limits on liability
The site is provided as it is. We take care to make the estimates realistic, but we do not promise the automated measurement or the preliminary price will be free of error, which is why neither is a commitment.
To the extent the law allows, Kuntry Steel and Gutters, LLCis not liable for indirect or consequential losses arising from your use of this site, and our liability arising from the site is limited to the amount you have paid us in connection with it, which for a preliminary estimate is nothing. None of this limits anything that cannot be limited by law, and none of it applies to work we actually perform under a signed agreement — that agreement has its own terms.
Governing law
These terms are governed by the laws of the State of Missouri, and any dispute about them will be brought in the state or federal courts serving Henry County, Missouri.
Changes
We may update these terms. The effective date above tells you when the current version took effect, and changes are not applied retroactively to an estimate already issued.
